Homemade Chocolate Syrup

Ingredients
.75 cup, packed Brown Sugar .25 cup Cocoa, dry powder, unsweetened 1 tsp Vanilla Extract .75 cup (8 fl oz) Water, tap
Directions
Mix all ingredients. Boil for 8 to 9 minutes or until it thickens. Cool and store in glass bottle. Use it as a topping for pancakes, poke cake, ice cream, or to make chocolate milk.
