Multi-Grain Pancakes or Waffles

2 cups low-fat buttermilk1/2 cup old-fashioned rolled oats2/3 cup whole wheat flour2/3 cup all-purpose flour1/4 cup ground flax seed1/4 toasted wheat germ1 1/2 tsp baking powder1/2 tsp baking soda1/4 tsp salt1 tsp cinnamon3 large eggs1/4 firmly packed brown sugar1 Tbsp canola oil2 tsp vanilla extract1/4 cup skim milk
1. Mix the buttermilk and oats in a small bowl. Let stand for 15 minutes. While waiting,
2. Whisk in a large bowl: whole wheat flour, all-purpose flour, flax seed, wheat germ, baking powder, baking soda, salt, and cinnamon.
3. Whisk in a medium bowl: eggs, brown sugar, oil, vanilla, and skim milk. (When 15 minutes are up from step 1) Add the buttermilk mixture. Add this mixture to the flour mixture and mix with a rubber spatula just until flour mixture is moistened.
4. Use 1/3 cup batter for each pancake or waffle and cook as normal. Makes 12 pancakes or waffles.
